Challenge for Positive Change

I have been reflecting on what I observed at NAR’s Mid-year conference and I have to tell you that I am more than a bit disheartened. While there is more optimism than there was even a few months ago about the health of the market, there is more dysfunction than ever in “organized” real estate. Concern #1 – The Large Broker/MLS Conflict Since I’ve been involved in real estate I have observed tensions between large brokers and MLSs at least in some markets. The negativity and disillusionment shown between these two groups, particularly at the MLS Policy meeting, was epic.  [...]

The Future of Anything

I would attribute the series of postures on The Future of the MLS to Saul Klein. He may not have been the first to coin the phrase, but he has embraced it and made it his own. It is with due respect that we leave that posturing behind and set forth on a new journey. Our industry is at an inflection point, and my fear is that we are too blinded by current affairs to look beyond the steps in front of us. This morning, I encountered a quote from Antoine de Saint Exupery, a French writer, poet, and aviator [...]

LoopNet chases dotloop into Court

LoopNet and dotloop are to appear in Los Angles court on Monday, July 22ed to settle their differences around the use of the word Loop. LoopNet has a registered trademark and claims that they are the sole user and owner of trademarks containing the term Loop. In the answer to the complaint, dotloop admits that the company was founded as MLS Contracts in 2008 and that its name was changed to dotloop in 2009. The company filed for a trademark registration for dotloop in September 2011, an action that LoopNet claims they opposed at that time. Registered trademarks are managed [...]

HAR.com Keeps on Rolling

The Houston Association of REALTORS (HAR) hit a significant milestone this month. They supported their brokers and agents in eclipsing the mark of 1 million transactions representing $190 Billion in real estate sales. I really appreciate the way HAR keeps track of everything, with clear focus on where they started and the progress that they have made on behalf of their members over time. WAV Group partner, Victor Lund discussed this success with Houston Board Chairman, Danny Frank. To begin with, Danny Frank is one of the most genuine, humble, and sincere leaders of any large real estate organization that [...]

In Search Of A Perfect Broker VOW

WAV Group is conducting research to discover if there is any broker in the United States who has pulled out of IDX and only offers a Virtual Office Website to consumers. Presumably, it would be a large enough broker who would display their listings publicly without the need to register to the site. If consumers wanted to see other broker listings, they would need to register. No other broker would be able to display that brokers listings to the public. If you know of such a site here in America, please direct me to it and you will be handsomely rewarded. My loving relationship [...]

How Leading MLSs Are Winning with Public Service Apps

First-time home buyers are necessary for a healthy housing market, but their needs and behaviors have changed. This group is doing more research in advance of working with an agent, and it's no surprise that their research is happening online. In fact, real estate related searches on Google.com have grown more than 200 percent over the past four years, with frequently searched terms like FHA loan, home grants and homebuyer assistance. Are your MLS core services prepared to serve these buyers? Join MLS leaders John Mosey of NorthstarMLS and Merri Jo Cowen of My Florida Regional MLS for a discussion about [...]

When disaster strikes your online software systems

Over Easter weekend, an outage happened to the largest real estate technology company in America. They recovered quickly and elegantly. On another side of life, a broker client of ours with 400 agents was given one-week notice that the company who provided Microsoft Exchange Mail services is going out of business. The realty is that software systems and hardware systems break. And when it happens, it is very disruptive. It is a good idea to think about your disaster plan every year, and review your vendor contracts. You should have a document that outlines everything that happens when systems fail. [...]

Managing Your Training Department

Training, support, and customer service are key features to any organization in real estate. Although these are three separate functions in large organizations, they typically are handled by one or two departments in most real estate organizations. For the purpose of this article, we will discuss this as one department, Training. WAV Group encourages the discipline of measuring satisfaction with the training department whenever a real estate organization performs focus groups, telephone interviews, or user surveys. Frequently the primary reason for dissatisfaction with a product or service is grounded in some part by poor training. Real estate is an adult [...]

Monetizing Listing Data…Is it Possible? Let’s find out in 2013

To Syndicate or not to Syndicate, that is NOT the question! WAV Group Response What an exciting day in real estate media. 1000Watt Consulting is having a spirited discussion blog to blog with Dale Ross of NAR's RPR. And, in an exciting development, Zip Realty did a data accuracy study that somewhat mirrored the WAV Group data accuracy research performed for brokers, Redfin, Windermere, and Long and Foster. They concluded that 30% of the listings on Zillow and Trulia are not on the market. To keep things rolling along, my friend Saul Klein from Yardi published a spirited article about [...]

Brokers harvesting business from their data

Real estate brokerages are way behind in the curve of excellence in lead management. This report is not about best practices of routing leads to agents, it is focused on measuring lead quality, and appending lead information with business intelligence that will convert more leads to drive more revenue. WAV Group’s brokerage business is focused on enterprise brokers, 500 agents or more – and usually a brokerage that also has some type of relationship with a mortgage or an insurance company. We use the term “home services” or “ancillary services” to refer to a brokerage that provides a full suite [...]

Putting the Broker in Charge of the MLS Service Offerings

Most MLSs today have a very simple pricing structure.  One size fits all. Every MLS customer receives exactly the same level of service and technology tools. There is no consideration for what services they may have available from their brokerage. This is the crux of why many large brokers are not best friends with their local MLS. They believe the MLS is “leveling the playing field”.  Large brokers believe their secret sauce and recruiting advantages lie in the technologies they offer to their agents.  They argue that the “full-service” MLS is diluting the impact of their significant investments in breakthrough [...]
